Deciding to buy can be one of the most exciting and overwhelming feelings you can experience. I have a passion for connecting people with their dreams by achieving their goals and acting on their behalf. Being in the industry for over 20 years I have seen the highs and lows of the many fluctuating markets in Ontario, as well as the puzzling looks on peoples faces when they ask “Where do I start and what does it take?”. Below I have broken it down in a few starting points to consider for any type of Buyer.

  1. Develop a Check-List.
This is a crucial step after you have decided to move towards finding a new home. This is where you figure out the Do’s and Don’t’s, the Must’s and Wishes. From how many Bedrooms and Bathrooms you would like, to which side the backyard faces. Does being close to a school matter or the distance to a mall.
Aside from the many little things to consider you also have to think about what type of Real Estate you wish to pursue. These vary from single detached homes to semi-detached to townhouses. Do you wish to be in a Freehold home where the property is all yours or a condominium where you pay fees for elements and only take care of the inside.
Making sure you are financially ready to invest is key. Try obtaining a pre-approval for a mortgage so you are aware what price bracket you will qualify for. Also consider what amount for a downpayment you will be able to put down as this will determine your remaining balance of your mortgage as well as bringing down your monthly payments.
Once your check-list is narrowed down and completed you are ready for the next step.

2. Finding an Agent.
With the amount of agents available, it is very important to choosing someone that has experience in many fields of Real Estate and many years of it. It is extremely easy to be a top seller in a market where homes sell themselves. What YOU need to find is someone who takes you by the hand and places your trust and most of all lifesavings to find you that diamond in the ruff.

3. Locating a Property.
Armed with knowledge of things you are looking for in a property you are now ready to go looking and check off your list. There are many ways to look and inspect a home just as buying a car. You can look at it in the showroom or you can test drive and see how it feels. The same goes for properties. The best way to get a feel of the space and the surroundings is to step inside and imagine yourself living there. Open-Houses are a great way to check out a property. Perhaps you have noticed in the past while driving about signs pointing you to an open house. Try and take the opportunity to go and have a look or you can jot down the address on the property and window shop online.

4. Making an Offer.
So you think you’ve found “the one” and would like to put an offer down. Keep in mind that not all offers are the same, market research is crucial when deciding on what to offer for a property. There are many terms and conditions that may be included in the offer form, ranging from which chandeliers are included to the appliances. There are many aspects in the background that might not be visible and this is where the expert knowledge of an agent would come in. Just remember, things in a sellers offer can always be negotiated and altered to find a midway point between the two parties.

5. Final Step!
Once your offer is accepted by the Seller and before you can get your key’s to your new home, there are final things to consider. Closing Costs will need to be paid either before or by the closing date. There will also be legal fees and a conduction of inspection of your new home for the last time before taking over the property ownership. Final home inspection should be taken before the closing date especially if the home was undergoing some final renovations or a previous inspection found issues that were then placed in an offer to buy.

  • Complete a property profile of your home, including current conditions, surroundings and special features.
